Six questions to ask before you sign

  • Are you licensed here, and can I see the number? Most states license roofing contractors. The number should be verifiable on your state board's website in under a minute.
  • Do you carry general liability and workers' compensation? Ask for certificates, not assurances. Roofing has one of the highest injury rates in construction, and an uninsured worker hurt on your roof can become a claim against your homeowner policy.
  • Is the quote itemised? Material quantities and labor, separately. A single total cannot be compared against another bid or against the take-off from a calculator.
  • Does it include tear-off and disposal? This is where two bids most often diverge. Excluding it can look like a discount and is not one.
  • What happens if the deck is rotten underneath? Nobody knows until the old roof is off. You want the per-sheet price agreed in writing now, not negotiated with a crew already on site.
  • What is the warranty, and on what? Manufacturer warranties cover the material. Workmanship warranties cover the installation, and they are the ones that matter, because most roof failures are installation failures.

Two things that should end a conversation

A demand for full payment up front, and an offer to waive or absorb your insurance deductible. A deposit of 10 to 30% is normal; paying in full before work starts is not.
